The Construction Administrator’s primary responsibility is to ensure a smooth and successful fulfillment of the design contract documents after the design phase. A strong Construction Administrator will likely have experience with both Mechanical and Electrical systems and commercial construction, and will additionally have strong communication skills (both verbal and written). This person will be the face of CMTA during the construction phase of the project.
The Construction Administrators support team consists of administrative staff in the office, other construction managers, engineers, design team members, and any other team members they need to use. During heavy construction, the construction administrator will be on site quite often. During other project periods, the Construction Administrator may not have to be on the construction at all, and may work in the office to fill other construction related tasks.
The ideal candidate would also have commissioning and retro-commissioning experience. We would also like for this person to have a working knowledge of HVAC controls.
The Construction Administrator responsibilities may include:
Review Project Drawings for Scope, Constructability, and to become familiar with the project prior to entering the construction phase
This position involves technical field commissioning and retro-commissioning on various projects for professional, corporate and public sector clients. Specific tasks will include implementation of technical commissioning and retro-commissioning processes and standards, review of project design documents, preparation of commissioning plans, attendance at project meetings, inspection and functional testing of installed equipment and systems, and preparation of commissioning and retro-commissioning reports.
This position will require the associate to travel throughout the state with overnight stays sometimes necessary. Some projects may be located outside the state. When on jobsites, the associate will be working in all types of weather which may, at times, include extreme heat, extreme cold, rain, snow, etc. Minor lifting may be required along with climbing ladders, crawling, and working in tight spaces. Prolonged standing may also be required.
2+ years combined building systems commissioning and retro-commissioning experience
4+ years combined HVAC and controls experience
Bachelor’s degree in engineering or equivalent
Commissioning or retro-commissioning certification preferred
Mechanical and/or electrical design experience preferred
Test and balance certification a plus
LEED AP a plus
Strong communication, project management and organizational skills
National standard commissioning and retro-commissioning processes (i.e. ASHRAE, ACG, NEBB, LEED, BCA)
Mechanical (HVAC) systems: unitary systems, air distribution (fans, ducting, VAVs), refrigeration systems, chilled water systems, hot water heating systems, steam heating systems
Electrical systems: power distribution, lighting and lighting controls, emergency power, UPS, renewable energy systems
Plumbing systems: domestic hot water heating, grey water systems
Building automation systems, diagrams, points and sequences
Test and balance process and procedures (air & hydronic)
Review and comment on Owner’s Performance Requirements (OPR) and Basis of Design (BOD) documents
